1stView recently spoke with new residents at The Ridge to learn about their experience moving to this new Comox Valley real estate development:
Donna and Jim decided to make the big move to Vancouver Island in 2016. They had lived in Kingston, Ontario for over 50 years and after their two sons had moved to British Columbia, they decided to follow. The question was, where on Vancouver Island were they going to live? They had looked at other communities on Vancouver Island and chose the Comox Valley as it offered everything they were looking for, including a doctor who was taking new patients, a new hospital and a community that was located about half-way between the cities where their sons lived.
They came across The Ridge website and decided to take a drive through the scenic subdivision. After meeting the developer and viewing a Lawmar Contracting home under construction, they made their decision on the spot to purchase the home and moved in on December 1, 2016.
“The area surrounding The Ridge is so beautiful, and we love walking around the many trails here and seeing the mountains and the ocean,” Donna told us.
She goes on to say “It is like living in paradise: we see trumpeter swans, Canadian geese and eagles flying right over our house."
Donna and Jim thoroughly enjoy living at The Ridge. They really appreciate the multi-generational aspect of their neighbourhood and having young children, families and retirees in their community. The neighbours are friendly and welcoming. As an added bonus, Jim loves being in such close proximity to many top-rated golf courses.

A recent article in the Calgary Herald highlights this trend in the Comox Valley:
“When people come into the recreation centre, we ask, ‘are you visiting or new to the area?’” says Leah Knutson, The Village of Cumberland’s manager of recreation. “Fifty per cent are visitors, and we say, ‘watch out, you are going to end up living here.’”
The Calgary Herald heard that many new Comox Valley residents were attracted to the area because of the active, outdoor lifestyle, including surfing, paddle boarding or fishing on the lake or ocean, rock climbing, or skiing at Mount Washington.

The Real Estate Team in the Crown Isle Resort and Golf community are excited to announce that they are very close to receiving City of Courtenay approval for construction drawings on the expansion of two major subdivisions within the community.
Site services and road work are expected to commence this winter, with paving scheduled to take place in the Spring when the asphalt plant re-opens for 2018. They are forecasting to have registration on the lots sometime in late April / early May of 2018.
There are 69 lots being released in Phase III of The Rise (north side of Ryan Road) and 67 lots in the extension of Crown Isle Drive, Cambridge Park Estates. Lot prices in The Rise are expected to start at $195,000 and in Cambridge Park Estates at $250,000.
Silver Sand Land Corp. and Silverado Land Corp, the two Real Estate Development Divisions of the Crown Isle community, will begin taking reservations on Proposed Building Lots both phases in September. Pricing is subject to change.

Real estate prices continue to rise in Vancouver, the Lower Mainland and Victoria. In Vancouver, the average price of a house is well over $1 million and in Victoria, the average price of a detached home is $800,000 according to the Victoria Real Estate Board’s statistics for June, 2017.
In the Comox Valley on Vancouver Island, the bench mark price of a single family home here is $436,000, according to the Vancouver Island Real Estate Board’s June statistics.

The Comox Valley real estate market continues to be very active according to the June, 2017 report from the Vancouver Island Real Estate Board (VIREB). And prices continue to rise, with VIREB reporting a 21% increase in prices this year compared to 2016.
Currently there are 37 listings within the Crown Isle Resort and Golf Community for single family homes, patio homes and condominiums. Twelve of these listings are new homes being built in The Rise, one of Crown Isle’s newest subdivisions.
In addition to this subdivision, Crown Isle also has three more subdivisions in for approval at the City, with construction anticipated to begin later this fall and into the spring of 2108.

The Crown Isle Resort and Golf Community in Courtenay continues with plans to develop more residential lots to meet unprecedented demand in this well-established master-planned community.
Phase III of Crown Isle Drive has only one of 14 lots available. Other lots have been sold or have been reserved by local builders, who are ready to build new custom homes for clients. One new home is already under construction in this subdivision.
Construction is also underway at Crown Isle’s only gated single-family home subdivision, Hampton Gate. Here Phase II will include 25 lots and construction is underway – road work and site servicing is happening now, with street paving expected to be underway this spring. Next week marks the kickoff of the annual Ladysmith Festival of Lights. More than 1,000 volunteer hours go into setting up the festive decorations and 200,000 sparkling lights.
