Langford New Home Development Kettle Creek Station Praised For Energy Efficiency
Turner Lane Development Corporation's current development, Kettle Creek Station, meets BuiltGreen standards, with homes achieving an Energuide 80 score. The project's successes are currently highlighted on the BC Hydro website.
Turner Lane Development Corporation has made use of various Power Smart programs, including an incentive supporting co-promotion of the Power Smart label, which Les Bjola, the owner and CEO, says “has been really good for us.”
Bjola says Kettle Creek evolved from his thinking that there was nobody building a nice quality affordable house.
“It’s like there’s this magic line where your house has got to be really big to get a high quality product, and I never believed that,” he says. “I thought that you could do a smaller house and give them that same quality of finish.”
The largest Kettle Creek home is 1,600 square feet with three bedrooms, while smaller floor plans range down to 586 sq ft.
Homes use the great room concept to maximize the sense of spaciousness, while the small footprint means less financial burden, and better energy efficiency.

Luxury Beachfront Homes at Qualicum Landing Benefit from HST Rules Changes
At Qualicum Landing, a beach front, luxury-home development on Vancouver Island, three sales were finalized in the days immediately following in the announced changes to the HST.
“We had three people came off the fence this weekend,” said Lynn Robison, the sales manager at Qualicum Landing, last week. Two of the deals were for vacation homes specifically, and all three buyers are from Alberta.
Finance Minister Kevin Falcon recently announced changes including raising the HST rebate threshold to $850,000 from $525,000 for new homes, meaning purchasers of new homes will be eligible for a rebate of up to $42,500, as of April 1 this year. The threshold will also apply to recreational homes outside the Lower Mainland and the Victoria region, which were previously not eligible for a rebate. The HST only applies to new real estate.
“It's a huge relief for us, because it was a holding pattern and everybody was paralyzed,” Robison told the Vancouver Sun. “You could just hear a huge sigh of relief from developers across the province and from buyers. Nobody wants to be the last one paying the tax.”
Qualcium Landing, located just north of Qualicum Beach, is the fastest selling waterfront development on Vancouver Island. Only 16 homes remain in this beachfront community.
